GUIDELINES FOR OBTAINING BUILDING PERMISSION
Before the Commencement of Any Construction it is A Must (Mandatory) to obtain Building Permission under section 433 of Municipal Corporation Act.

The following documents are necessary for applying for Building Permission.

         for 1 year, if the site is vacant.

What is Building License Fee & Material Enchroachment Fee ?

The Building License is levied on the Construction Area and the Material Enchroachment Fee is Collected for stocking the material on the road [one week only].


Why Betterment Charges & Development Charges are collected by GMC ?

Betterment Charges are collected from Unauthorized layouts for providing basic Infrastructure by the Corporation in those areas.

Development Charges are collected, as per Section 27 of Andhra Pradesh Urban Areas [Development Act, 1975] to be transferred to Capital Region Development Authority [CRDA] for taking up Major Bye-pass Roads, Fly-overs and parks.

Tree Guard Charges are levied for Raising Plantation in the City.     It is levied at the time of according Building Permission.


Regarding Sites exceeding 300 Sq. Mtrs. and 10 Mtrs. Height [Ground + 2 Upper Floors] in respect of Apartments, Institutional & Commercial Buildings, the following procedure is to be adopted.

Documents Required for Buildings exceeding 10 Mtrs. Height
[Ground + 2 Upper Floors]
Vide G.O.Ms.No. 541 M.A., Dated 17-11-2000.
[01]. Soil Testing Report.
[02]. Structural Design Drawings.
[03]. Undertaking from the Builder/Firm executing the Construction Work.
[04]. Security Deposit @ Rs. 100/- per Sq. Mtr. of Built up Area.

Rules & Regulations :

All Fee & Charges are to be paid in cash in Guntur Municipal Corporation Treasury or by Demand Draft drawn in any Bank infavour of "The Commissioner, Guntur Municipal Corporation".


Fast Track Disposal of Building Approval [Within 24 Hours]

Building Plans will be Approved with in 24 hours subject to payment of 25% extra fee [excluding betterment charges].
